Bankruptcy Mortgage  Homeowners struggling with delinquent mortgages can find help if they act soon.

Ljuba Ban escaped the ravages of war in Bosnia and found the American Dream. Now she's trying to keep it. She told News 5, "My daughter got sick and we needed to file bankruptcy because of bills."
Because of the bankruptcy, she found her modest Mobile home with its adjustable rate mortgage in danger of foreclosure.
"They started telling us that we were going to get foreclosure on our home. And now our mortgage is so high we can barely afford to pay this."
She found help through Scott Hehman of Consumer Credit Counseling Service of Mobile. He explained her situation. "Its because of the bankruptcy she wasn't getting monthly statements so she didn't know her escrow had gone up, her homeowner insurance and taxes."
Because the payments for adjustable rate mortgages are subject to change, homeowners who have them need to stay on top of it.
But Consumer Credit Counseling of Mobile says they can help, if homeowners don't wait too long. Solutions include refinancing the mortgage to a standard fixed rate mortgage--or working with the lender on behalf of the homeowner.
Hehman says, "The first thing we want to do is work with them on whatever cause the problem to begin with. We sit down, we go through a budget, we determine the circumstances in their lives that caused the foreclosure to start. From that we can work together to come up with a plan to get out of it."
That's exactly what Ljuba Ban did. She's working with Scott and is on the road to keeping her home.
"I'm very happy that I found him," She said.
Consumer Credit Counseling of Mobile says they can help if you want to refinance, if your adjustable rate mortgage is about to reset, if you are delinquent or are about to be. The key is, you have to call them before a foreclosure is imminent. Here's how to get in touch with the Mobile office.
